Getting Started

How does a project usually begin?

Send the basics — location, what you want to change, a few photos and rough timing. We review it, come back with questions, and if it looks like a fit we arrange a site visit. Most enquiries get a reply within one business day.

Do you provide estimates before work begins?

Yes. Nothing starts without a written scope and price you have seen and agreed to. An estimate firms up once the space has been measured and the finishes are chosen; before that it is a range, and we say so rather than quoting a number we cannot hold.

What information should I have ready?

The address, roughly what you want done, photos of the space, and any timing that matters to you. Existing drawings, condo rules or past permit paperwork help, but nothing is required to start the conversation.

Do you work from existing drawings or plans?

Yes — if you already have architectural or design drawings we build to them. Where none exist, we measure the space and set out the work from site conditions, which is normal for renovation and millwork.

Scope, Timeline & Cost

How long does a typical project take?

A bathroom usually runs three to five weeks, a kitchen four to eight, a basement six to ten, and a deck or pergola one to three depending on size and footings. These are ranges, not promises — material lead times, permits and hidden conditions move them.

What affects the cost of a renovation?

Scope first, then finish level. After that: structural changes, moving plumbing or electrical, access, and how much of the existing space has to be corrected before new work goes in. Material choice usually moves the number less than people expect; labour and complexity move it more.

What happens if the scope changes mid-project?

Changes get written down, priced and approved before the work proceeds. Nothing is added to the invoice that you have not agreed to in advance, and if opening a wall reveals something unexpected, you see it before a decision is made.

Do you handle permits?

We tell you when a permit is likely needed and can coordinate the application. Structural changes, many decks, and larger backyard structures typically require one in Toronto and the GTA. Requirements vary by municipality, so the final word comes from your local building department.

During the Work

Can I live in the home during the renovation?

Usually yes for a single room, a basement or anything outdoors. A kitchen is harder because you lose the space you cook in, and a sole bathroom is harder still. We will tell you honestly which weeks will be disruptive before you commit.

How is the site protected and cleaned?

Work areas are separated from living space, floors and surfaces along the route are protected, and dust control goes up before demolition rather than after. The site is tidied at the end of each day and cleaned properly at completion.

Who will I be dealing with day to day?

One point of contact throughout, not a rotating cast. You get told what is happening this week, what is happening next, and any problem is raised when it appears rather than at the end.

How are trades and materials coordinated?

Trades are scheduled against the actual build sequence, and long-lead items — cabinetry, stone, tile, windows — are ordered early because they are the usual cause of delay. If a delivery slips, you hear about it when we do.

After Completion

What happens at the final walkthrough?

We go through the finished work together and write down anything that is not right. That list gets resolved before the project is called complete — a walkthrough is a working review, not a formality.

Is the work covered after completion?

Workmanship is stood behind, and manufacturer warranties on materials and appliances pass through to you. Specific coverage terms depend on the scope and are set out in your agreement rather than claimed in general terms here.

Do you help after the project is finished?

Yes. If something needs adjusting after you have lived with the space, get in touch. Timber moves, doors settle, and small corrections in the first season are normal rather than a sign something went wrong.

Toronto and the Greater Toronto Area — including North York, Etobicoke, Scarborough, Vaughan, Richmond Hill, Markham, Mississauga and Oakville. If your city is not listed, ask anyway; coverage depends on the project.
