Full Process

Every Stage, Start to Finish

Most renovation problems are scheduling problems wearing a different hat. Setting the sequence properly at the start is what keeps the finish date real. The four steps above are the short version; this is what actually happens between them.

  1. Enquiry & First Contact

    Send the address, roughly what you want done, photos and any timing that matters. We read it properly, come back with questions rather than a template reply, and say plainly whether it is a fit. Most enquiries get a response within one business day.

  2. Site Visit & Consultation

    We measure the space, photograph existing conditions, and look at the things that decide feasibility — structure, mechanical runs, floor level, access and how the room is actually used. You get an honest read on what is straightforward and what is not.

  3. Scope & Estimate

    The scope is written down line by line, so you can see what is included and what is not. Where a number depends on a decision you have not made yet, it is shown as a range with the variable named, rather than buried in a single figure.

  4. Selections & Lead Times

    Finishes are chosen against the schedule, not after it. Cabinetry, stone, tile and windows carry the longest lead times, so those are locked first — late selections are the most common cause of a project stalling.

  5. Permits & Approvals

    We identify what needs a permit or condo-board approval and coordinate the application. Structural changes, many decks and larger backyard structures typically require one. The determination rests with your municipality, and we work to their timeline.

  6. Scheduling & Preparation

    Dates are set once materials and approvals are realistic, not optimistic. Before demolition, the work area is separated from living space, floors and routes are protected, and dust control goes up.

  7. Construction

    Trades are sequenced against the actual build order so work is not undone and redone. The site is tidied daily, materials are stored out of your way, and the space stays usable around the work wherever that is possible.

  8. Communication & Changes

    You get told what happened this week and what happens next. If something is found behind a wall, you see it and decide before work continues — every change is documented, priced and approved in advance.

  9. Finishing & Detailing

    The stage that decides how the project reads: edges, transitions, reveals, hardware alignment, caulking and touch-ups. It takes longer than people expect, and it is the part that separates finished from merely complete.

  10. Walkthrough & Handover

    We walk the finished space with you and write down anything that is not right. That list is resolved before the project is called complete, along with care notes for the surfaces and materials installed.

  11. After Completion

    Get in touch if something needs adjusting once you have lived with the space. Timber moves and doors settle — small corrections in the first season are normal, and workmanship is stood behind.
