What a Toronto Renovation Usually Involves
Toronto covers an unusually wide range of housing in a single permit jurisdiction. Downtown and the older neighbourhoods run to narrow lots, Victorian and Edwardian semis and detached houses with limited side access — where material handling and dust control matter as much as the work itself. Move outward and you get post-war detached homes on wider lots, then condo towers along the main corridors.
That mix changes what a renovation actually involves. In an older house the surprises are behind the walls: out-of-square framing, knob-and-tube remnants, floors that are level nowhere. In a downtown condo the constraint is the building — booking service elevators, working inside permitted hours and protecting common corridors. We price and schedule for the building type, not a generic square-foot rate.
Permits, by-law approvals and inspections across Toronto — including North York, Etobicoke, Scarborough, York and East York — all run through the City of Toronto, which keeps the approval path consistent no matter which part of the city you are in.

Do you work across all of Toronto?
Yes — the old city, North York, Etobicoke, Scarborough, York and East York. We are based in North York, so most of Toronto is within a straightforward drive.
How do you handle work in a downtown condo?
We work to the building’s rules from the start: service elevator booking, permitted work hours, corridor and elevator protection, and a materials plan that does not rely on parking outside the front door. Board approval is arranged before demolition.
Do older Toronto homes cost more to renovate?
Often, yes — not because of the finishes but because of what is behind them. Out-of-square framing, uneven floors and dated wiring or plumbing frequently need correcting before new work goes in. We look for those conditions at the site visit rather than after demolition.
