Home Renovation in North York

North York is where ZaRRuS is based. That makes site visits easy to arrange, follow-up visits practical, and scheduling more flexible than it can be at the far edges of the GTA.

Working in North York

What a North York Renovation Usually Involves

Much of North York was built out in the post-war decades, which means a large stock of detached bungalows and two-storey homes on lots that are generous by Toronto standards. Those houses respond well to the work we do most: opening up a compartmentalised main floor, finishing a basement properly, and adding built-in storage where the original layout offered almost none.

The Yonge corridor is a different proposition again — condo towers where the renovation is governed as much by the building’s rules as by the unit itself. Both are routine for us, but they are scheduled and priced differently.

Basements are worth singling out here. Post-war basements often have workable ceiling height but need moisture, mechanical relocation and egress reviewed before any design work starts. Getting that order right is the difference between a finished basement and a comfortable one.

Why ZaRRuS

Why North York Homeowners Work With Us

ZaRRuS is a new company name backed by 18 years of the founder’s hands-on experience in high-end interior finishing, millwork and outdoor construction. That background is why the finish standard is the starting point rather than an upgrade.

Being based here means we can get to a North York site quickly — for the consultation, during the build, and for any small adjustment afterwards. That proximity is the practical reason local clients tend to stay in touch after handover.

You deal with one point of contact throughout. Scope is written down before work starts, and changes are priced and approved before they happen.

Questions

North York Renovation Questions

Are you actually based in North York?

Yes. ZaRRuS operates out of North York, which is why scheduling and site visits here are usually quicker to arrange than elsewhere in the GTA.

What is involved in finishing a North York basement?

Start with height, moisture and mechanical layout, then egress if a bedroom is planned. Once those are settled, framing, insulation, drywall and finishes are straightforward. Reversing that order is what causes redesigns.

Who issues permits in North York?

The City of Toronto. North York has been part of Toronto since amalgamation, so there is no separate municipal building department.
